How much does a furnace replacement cost?

The table is an installed price for a machine that uses the ducts you already have. An 80,000 Btu gas furnace starts from a national typical of $4,600. A 100,000 Btu gas furnace starts at $5,400. A ducted air-source heat pump that replaces the furnace starts at $9,200. Your city then scales the labor. About 48 percent of a furnace price is the crew. The heat pump uses 45 percent, because more of its price is the machine. The low column is 78 percent of the scaled typical. The high column is 134 percent. Low is a clear basement and a vent that already passes. High is the same machine plus a condensate pump, a flue that fails, or a second trip. New ducts, a chimney liner, and a panel upgrade are not in the high column. They are different jobs.

Pick your city in the bar. A labor factor of 1.25 does not mean the furnace cabinet costs 25 percent more. It means the hours cost more. If you have not picked a city, the crew is priced at 1.00, a national baseline, and the page says so. Do not compare a heat-pump quote with the furnace row and decide someone is cheating. The rows are labeled because the machines are not substitutes with a coat of paint.

Which size you were actually sold

80,000 and 100,000 Btu are the two gas sizes this page will talk about, because those are the two a salesperson reaches for on a normal house. A colder city, or a larger house, is the usual excuse for the bigger one. It is an excuse, not a load calculation. An oversized furnace short-cycles. The air gets hot, the blower stops, the house never feels even, and the heat exchanger sees more starts than it was sold for. This calculator will not run a Manual J, and it will not round you up to 100,000 because the heating-degree-day number looks large. Ask the quote why it left the smaller furnace. If the answer is “that’s what we stock,” you are not looking at your house.

The heat pump row is a ducted unit that takes the furnace’s place. It is not the wall-mounted mini-split on the cooling page. A mini-split serves a room and has its own price. A ducted heat pump is a whole-house conversation, and it still assumes the ducts can move the air. Crushed, undersized, or uninsulated ducts can make a fair machine look broken. That repair is outside this table.

What a fair bid has to name

Same location, existing gas line, existing vent or flue that passes, filter door you can reach: that is the typical column. Write those words down and see if the quote says them. A price that says “furnace replacement” and nothing else cannot be compared with this table. Ask whether the flue is included, whether condensate has somewhere to go, and whether the thermostat is in the price. A second trip to finish a vent is the high column. A liner dropped down an unlined chimney is not. Moving the furnace to a closet on another floor is not.

The bill is a different page

The sticker and the yearly energy are not the same number, and this page will not add them. The heating and cooling bill uses your city’s degree days, your square footage, the local electric rate, and the gas price you type in the bar. That price starts at $1.50 a therm until you change it. Wellholt does not have a city gas tariff, and it will not invent one. A heat pump that costs more to install can cost less, or more, to run. You only know which after you look at the bill for your city. A rebate is not assumed. If a utility discounts a heat pump, that discount belongs in the quote, not in this typical price.

If you rent

A furnace and a ducted heat pump belong to the owner. The range is for reading their number. An emergency price several times the high column for a standard swap is a reason to ask what was added, not a reason to hire someone on a building you do not own. Owners still do not get one price. They get a band and a list of what sits outside it.
